Our Terms and Conditions 

Check-in and Check-out:  

  • Check-in time is at 14:00 to 18:00 hrs, and check-out time is at 11:00 hrs. Early check-in and late check-out are subject to availability and should not exceed more than 2 hrs. 

  • Guest must register his/her details by submitting the Google form sent by the link at the time of reservation. 

Cancellation Policy:  

  • Cancellations/Date change must be made 7 days prior to arrival to avoid a penalty.  

  • Late cancellations and no-shows will be charged the full advance payment. 

Guest count:  

  • Extra guest charges will be applicable in an event of number of guests are exceeding the reservation count.  

  • Extra charges per adult LKR.2,500.00/ per kid (3 – 10 yrs) LKR. 1000. 

  • Child above 10 years is considered as an adult. 

Meals & Preparations: 

  • Self-cooking is not permitted inside the suites/villa due to the safety regulations.

  • The guest should contact the Chef prior to the check-in date to discuss on the meal plans.

  • Guests shall provide the provisions to the Chef well in advance to prepare their meals. 

  • Extra cooking charge of US$12/-(LKR 3,500) will be charged for:  

  • Lunch preparations on check-in day or check-out day. 

  • Snacks and brunch preparations. 

  • BBQ arrangements.  

  • Per meal, if free cooking is not included to the reservation. 

  • Extra charges will be applicable for packing food, if no packing materials are supplied by the guest. The charges are subject to the quantity and all the requests should directly be made to the reservation contact number (+94 77 906 9948) to avoid any disputes. 

Service hours. 

  • Butler Service kitchen closing time – 23:00 hrs. 

  • In an event of power interruption, the standby generator will be operated from 05:00hrs to 08:00hrs and 18:00hrs to 22:00 hrs. 

  • In an event of power interruption, Room heating may affect due to the load limitations of the standby generator. 

  • In an event of power interruption and standby generator failure, 5% of total booking fee will be refunded. 

Damages: 

  • Any damages caused to the hotel property during the stay must be informed to the staff immediately. Charges for the damages will be applied. 

Behaviour:

  • Guests are expected to conduct themselves in a respectful manner and adhere to the hotel policies regarding noise, smoking, and Sri Lankan law and regulations. Failure to comply may result in eviction without refund. 

  • We request you to remain quiet for the comfort of other guests, between 22:30 hrs. and 6.00 hrs following day. 

Payment:

  • We accept card payments, cash and bank transfers.    

Parking and Access:

  • Parking is available on first-come, first-served basis at your own risk. The hotel is not responsible for any damage or theft to vehicles parked on the premises. 

  • The property is accessible by light vehicles, vans, and 28-seater buses (e.g., Coaster or Rosa). Larger buses cannot access the site. 

Privacy:

  • Guest information will be handled in accordance with our privacy policy and may be shared with authorities in compliance with regulations set by the Sri Lankan Police.
